Services

Fee only paid on closed transactions!

 You will receive a contract for services ordered within 24hrs of completing New Client Registration & Contract to Close Form

  • Provide Executed OTP & Disclosures
  • Complete Intake Form for TC
  • Keep constant communication with their client
  • Upload your docs in your CRM
  • Obtain quotes from vendors if needed
  • Negotiate all repairs
  • Handle appraisals, terminations and negotiations with agent/your client
  • Advise clients on contractual obligations/major decisions
  • Review CD/HUD for accuracy


  • Upload all documents to Broker's preferred system (at open and close of transaction)
  • Review all documents for signature/initial accuracy and completeness.
  • Prepare an Introductory Letter with executed contract to all parties in the transaction.
  • Send "Next Steps" email to Buyer/Seller once contract is executed.
  • Track all timelines listed on the contract and keep the agent/buyer/seller updated throughout the transaction.
  • Communicate with List/Buyer Agent, Lender & Closing Attorney
  • Send client the Attorney’s information sheet to be completed by client.
  • Confirm Earnest Money/Due Diligence fee distribution with client and obtain receipts.
  • Confirm repair request executed prior to Due Diligence (List) & collect repair receipts/invoices/photos from clients to send to Buyer’s Agent
  • Schedule and Confirm Inspection Times 
  • Prepare and distribute amendments for client signature.
  • Get regular lender updates / Schedule Appraisal
  • Order the Home Warranty
  • Obtain utility information from the client to provide the Buyer’s Agent (List)
  • "Closing Concierge" - coordinate the final walk through, arrange for keys to be at the Title Company, remind clients to switch utilities, schedule the closing date/time, review the Closing Disclosure, and confirm funds are at the Attorney’s office & Deed is recorded.
